Prep and tidy up the Land O Lakes Real Estate landscaping
The outside of the home is the first thing potential buyers of Land O Lakes real estate will see when they pull up and so it is essential that the outside of the home be visually pleasing. If it is not well maintained and the landscaping is not at least neat many times a buyer will skip the inside tour altogether. They will simply drive on by. So make sure the gutters are clean and clear of debris, prune bushes and trees ensuring that the sidewalks are clear and nothing is blocking the windows. Remove any dead plants and make sure the lawn is freshly mowed.
Clear clutter and Remove Furniture
Too much furniture can actually harm a sale by making a space seem smaller then it really is. Remember the buyer is not there to look at the china hitch your grandmother passed down to you. Kitchen countertops are the most notorious place for gathering clutter. At the most there should be three items in the counter. Put all the rest of the things away out of site. You want buyers to mentally move in and begin thinking where they will put their stuff. They can’t make this transition if your stuff is in the way.
Clean, clean and clean some more
I actually sold a home for $5k more then the appraised value simply because it was absolutely spotless. I have never seen a home as well kept as this one. The trick here is to enlist someone like a friend or family member that does not live in the home to point things out. Land O Lakes real estate sellers are usually jaded, by that I mean they live there and come and go every day and will not always see the little things. Enlist the help of someone that has a critical eye.
It is the little things
Paying attention to details will ultimately make a Land O Lakes home stand out and be remembered when a buyer has seen all of the homes they intend to see at the end of the day. Coordinating towels in the bathroom featuring one or two colors at the most, small accessories in groups of three or five and stattegically placed lamps and lighting will help make a lasting impression that will ultimately get the buyer to make an offer.
